The purpose of zoning is to promote the public health, safety, morals and/or the general welfare of the present and future inhabitants of Garrett County by:
- Giving reasonable consideration, among other things, to the character of districts and their suitability for particular uses,
- Encouraging orderly development and the most appropriate use of lands,
- Conserving the value of land and buildings,
- Promoting the conservation of natural resources,
- Preventing environmental pollution,
- Promoting health and general welfare,
- Avoiding undue concentration of population,
- Providing for adequate light and air,
- Securing safety from fire, panic and other dangers,
- Lessening congestion on roads,
- Facilitating the adequate provision of transportation, parking, water, sewerage, parks and other public facilities,
- Giving effect to the goals, objectives and policies of the Development Plan for Garrett County, Maryland, as may be amended,
- Carrying out the Visions as established in the 1992 State Economic Growth, Resource Protection and Planning Act, and
- Serving such other purposes for zoning as are authorized under State law.
